The purchase price is only one part of your budget. Separate the cost of buying, setting up and maintaining your home.
Buying and setup
Ask for an itemised estimate covering brokerage fees where applicable, registration costs, professional fees and relevant taxes. Add furniture, appliances, utilities setup and any repairs you want before your first stay.
Ongoing costs
Plan for property taxes, insurance, utilities and maintenance. For an apartment, check management fees and repair-reserve contributions. Ask for recent bills and the building's documents rather than relying on a general average.
Taxes need a property-specific check
Real estate acquisition tax may arise when you buy. Fixed asset tax and, where applicable, city planning tax are recurring ownership costs. Amounts and relief depend on the property and applicable rules. Confirm them with the relevant local authority or a qualified tax adviser.
Leave room for repairs
A low purchase price does not tell you the condition of the roof, plumbing or heating. Get the relevant condition checks and quotes, and keep a reserve for unexpected work.
Keep support fees separate
Local administration, internet setup, renovation coordination and rental operations serve different needs. Check which services you need and which property expenses are paid separately. See our Services & fees.
