Property Owner Support
Practical administration for owning a home from overseas.

Setup is once per property. Annual fee is for the first property; JPY 66,000/year for each additional property. All fees include tax.
Internet Setup
Coordinate the provider application and line activation.

Renovation Project Management
Coordinate contractors and agreed renovation steps.
10% of construction cost
Plus consumption tax on our fee. Minimum JPY 22,000 including tax; projects over JPY 30 million quoted separately.
Short-Term Rental Launch
Coordinate applicable approval or notification and agreed launch tasks.

Short-Term Rental Management
Coordinate ongoing rental operations within the agreed scope.
20% of platform payout
Total monthly booking-platform payout, including guest cleaning fees in payout, plus tax on our fee—not gross rental revenue.

01 / Property Owner Support
Fees, including consumption tax: Initial setup JPY 66,000 per property, once. Annual support JPY 132,000 for the first property per year; JPY 66,000 per year for each additional property.

03 / Renovation Project Management
10% of construction cost, plus consumption tax on our fee. Minimum JPY 22,000 including tax; projects over JPY 30 million quoted separately. Approved additional construction within scope is included. The cost basis and whether it includes tax are confirmed for your project.

04 / Short-Term Rental Launch
JPY 440,000 per property, including consumption tax.

• Coordination of the applicable hotel-business licence, special-zone authorization or Private Lodging Business Act notification

05 / Short-Term Rental Management
20% of total monthly booking-platform payout, INCLUDING guest cleaning fees in the payout, plus consumption tax on our fee—not gross rental revenue. Platform fees are reflected in the payout. Cleaning costs are separate and are NOT deducted from the fee basis.
